What are the environmental benefits of the Project?

The Project has dedicated over 200 acres of open space to the Town of Southampton.  An additional 230+ acres will remain as open space in perpetuity.  The Project will be intercepting groundwater coming from nearby farming activity to water the grass and plants on the property, thereby improving water quality in the aquifer.  Specifically, Discovery Land will capture the nitrogen rich groundwater flowing into the project site to irrigate the golf course. This water reuse will reduce nitrogen in the groundwater causing the Project to be net nitrogen negative. The Project is expected to result in a net removal of nitrogen from the watershed that would have otherwise entered Shinnecock Bay.  Further, Discovery Land’s groundwater monitoring plan will be overseen by the Town of Southampton.

What other benefits are coming from the Project?

The Project has dedicated land to the Suffolk County Water Authority for a future public well field.

How will the project impact property taxes?

The seasonal community is projected to reduce the school tax rate for residents in the East Quogue School District as the projected tax payments from the Project are significant with no projected impact on school registrations.

When will the project be done clearing trees?

The initial tree clearing will be completed by Summer 2023.  Additional clearing is planned for December 2023. All clearing will adhere to the New York State Department of Environmental Conservation’s clearing windows and all other requirements of the Town of Southampton and Central Pine Barrens Commission.

What is the projected impact on traffic?

Traffic impacts were studied extensively by the Town of Southampton and no material impacts are projected in area traffic.

What are the construction hours?

As per Town code, construction is allowed between 7:00 AM -7:00 PM Monday through Friday and 8:00 AM - 6:00 PM on Saturdays.
